Pros: clear structure, easy to read.Cons: I browsed about 8 chapters and found two errors. 1. Header for chapter 7 should be "The Pass-through Tax Deduction" instead of "Interest". 2. Chapter 8, page 207, first paragraph, it says "Points are de minimis if they are less than .0025%" . I checked IRS Publication 527, the correct number is one fourth of 1% which is 0.0025.IMO, There should be better editing since this is a tax book which readers use as reference.Another issue is the book does not provide good cross-reference. Such as the last sentence of the first paragraph on page 218, it says " travel expenses would have had to add to the basis of the property and depreciate them over 27.5 years. (See chapter 5) Based on my knowledge, if travel expense is not start-up costs, it should not be deductible nor capitalized. I went back to Chapter 5, read twice, but could not find related discussion. Cross reference for technical detail like this should at least indicate the line number and the page number.

As a small landlord, I'm always looking for helpful and practical advice, particularly if it helps with taxes, expenses or property management. I had planned to share this review before April 15, in the hope that it would prove helpful to other small landlords. Unfortunately, as it got closer to April 15, I ran out of time!So for those of you who did get extensions or are looking into help for the next tax season, I'm hoping that you'll have time to read Every Landlord's Tax Deduction Guide.I've been summarizing particularly helpful chapters for myself and my partners. But it's the sort of book that's helpful to read through once and keep on hand as specific incidents occur.Every Landlord's Tax Deduction Guide is divided into 20 chapters. The Guide begins with an explanation of how landlords are taxed and list which taxes specifically apply to landlord investors and those that actively manage their properties ("business owner"). The guide then discusses the requirements that must be met before operating expenses can be considered deductible and a discussion of the operating expenses that are not deductible. The next chapters discuss how the IRS treats repairs to the property and compares their tax treatment to that of improvements to the property. Subsequent chapters discuss in detail the more complicated deduction of depreciation, interest, start-up expenses, travel expenses, car and transportation expenses, labor expenses (differentiating between employees and independent contractors), as well as casualty and theft losses. What I particularly appreciated about the Guide is that it flags the IRS forms and publications that are relevant to specific complicated situations, such that I know what to research and I need to file when specific situations occur.Also much appreciated are the chapters on record keeping and accounting as well as the final chapter which covers information from the IRS and various online resources.Every Landlord's Tax Deduction Guide is well worth the $35 that I'd paid for it. I am a law student at Yale Law School and my husband is an attorney. We own and I manage about 5 rental properties. This book is absolutely essential for anyone owning a rental property. Do not depend on your accountant as a substitute as most accountants will not know this kind of detailed information about real estate rentals (unless they specialize in it or maybe have their own rentals.) My accountant who has been in practice over 20 years did not know a lot of essential stuff which I had to guide him through(it may be time for a new accountant). If I had not read this book I would have been doomed. Because I can qualify for the unlimited deduction (not just $25,000) for rental losses, we have literally saved tens of thousands of dollars in taxes we would have otherwise had to pay on my husband's salary, legally, with the guidance of this book. I cannot recommend this book highly enough. It is written in a very easy to understand format and gives you almost all the information you need in one place. You cannot rely on others to properly arrange your financial affairs in this specialized area. By reading this book you will know how to buy, finance, and repair properties in ways that produce the most effective tax benefits. Consider yourself lucky that you are aware this book is out there and purchase immediately if you own rentals.

Like every one else I bought this book to learn about deductions. Hands down , it is the BEST MONEY I HAVE SPENT in a very long time. I have not even bought my first investment property yet and already it has saved me 1000's in mistake I WOULD have made! The impression I have had from all these investment gurus has been DEAD WRONG! BUY IT! READ IT! SAVE A FORTUNE in legitimate tax deductions! The author goes in to detail explaining things in a very easy to understand way using examples to show the difference s in more complex tax situations. yes, getting a tax person for complex issues as a definite team member i will be adding, but for the simple start years I figure I can do most of the work my self saving cash on my accountants time. For future years I already will be in the habits and position I will need to take advantage of the laws to gain exemptions the gurus never mentioned!

I will admit, I have not finished this yet and will update when done, so far this is a great book, easy to understand and read. I have read the first 6 chapters and some important ones at the end starting with Chp15.The book is straight forward tax information, no "you can do it" motivation or "how to be a landlord" sections. Just the tax ma'am.Very well organized. Each chapter concentrates on a subject, like "Landlord Tax Classifications" and "Repairs". It describes the basics and the subtleties and then presents real world tax rulings that help clarify the regulations.I recommend this to every landlord, even if you have an accountant. Buy it and deduct it as a business expense! (as the book says)

I am currently studying Systems Thinking, and was looking forward to reading this book. I do hope to finish it, if only to tease out the useful, technical information and insights. It has been difficult, however, to get through even the introductory chapter, as the writing, grammar, and editing are poorly done. I have noticed this on other similar e-books - does anyone actually read these books and subject them to independent editing prior to publishing? Continually finding simple mistakes is very distracting.

Reading this book occasionally felt like watching someone having a stroke, or entering the comments section of a youtube video. I only attached the most extreme sample, but the issues are pretty consistent through the entire book.

This is by far, the most comprehensive book that I have ever read on Systems Thinking. Outstanding intellectual journey of science, history and philosophy to develop the systems view of life.While the book is categorized as science oriented given the authors' physics background, the Systems Thinker is so much more than science.The underlying theories apply to all aspects of human activity such as law, economics, society, government etc. The essence of the book is the disconnect between the non-linear processes based on relationships, forms, feedback loops and our linear models that stem from a conventional, cause-effect world view. This gap in thinking and reality explains why humanity faces so many ecological and social problems.The book starts by providing the development from Newtonian mechanistic thinking to an evolving holistic approach and how that transition occurred. It tackles more scientific fields as physics, biology, chemistry, even sociology where changes in focus have been made. He explains how thinking shifted from analyzing small particles to looking things as a whole. We live in a time where all current systems of human thought from physics to politics are dominated by a set of underlying assumptions, that are mostly outdated and no longer work in a very different world that is more interdependent and connected than ever before in human history.Even if you don't have a science background the authors present the material in a coherent way. This is a must read if you are interested in complexity and systems theory or if you are looking at issues of sustainability.

The Kindle version of this book is the worst e-book I have yet to see. I suspect the author did not review it before it was put up for sale. There are numerous word order errors, missing words, and grossly mangled text that can go on for pages. The work has no redeeming qualities.

I couldn't get through the first chapter for all the poor grammar. I don't think this book has been edited, so it's really difficult for me to read. Please find a decent editor and republish -- I was really looking forward to the content, but not a slog.

If you're anything like me, sometimes it seems like Murphy's Law is all too often in effect. I have my share of days when I feel like anything that can go wrong will go wrong. This book made me feel more confident that I have the power to change that. It pointed out that our traditional ways of thinking make us look for causes and effects and it leads us to try to place blame on outside forces when things go wrong. That may be satisfying in the moment, but it doesn't really help us solve the problem and soon we are right back where we started or maybe even worse off than before. Something the author said really stuck with me. He wrote that thinking in a traditional linear way is like looking carefully at and analyzing one piece of the puzzle, but it doesn't step back to look at how that piece fits into and contributes to the picture of the whole puzzle. Systems thinking is when we look for how everything is connected and contributing to our current situation. It is only when we understand those connections that we can take control and get to a solution better than we ever have before. If you're looking for a book that gives you tips and strategies on how to become a better systems thinking that you can start using in your life today, this is the book. It certainly helped me.

There was some interesting content in this book, but the figures were bad. I read it on kindle and the figures were blurry and upside down. Even if they had been right side up, they weren’t very informative. Overall the book was disappointing.

Menachem Kellner is Professor of Jewish Thought at the University of Haifa. He is the author of Dogma in Medieval Jewish Thought and Maimonides' Confrontation with Mysticism and translator of Isaac Abravanel's Principles of Faith, all published by the Littman Library of Jewish Civilization. Heis also the author of Maimonides on Human Perfection, Maimonides on Judaism and the Jewish People, and Maimonides on the 'Decline of the Generations' and the Nature of Rabbinic Authority. His translations of Gersonides' Commentary on Song of Songs and Maimonides' Book of Love appeared in the YaleJudaica Series. Professor Kellner's critical editions of the original texts of Abravanel's Principles of Faith and of Gersonides' Commentary on Song of Songs were published in Hebrew.

This book is essentially a commentary on the "Thirteen Principles of Faith" discussed by Rambam (aka Maimonides, Moshe ben Maimon). Rambam asserts that any disbeliever in these principles is "a sectarian . . . one is required to hate him and to destroy him." Later commentators generally accepted the majority of the principles as normative Jewish theology, but gutted or narrowed the "hate and destroy" language (as did Rambam himself in later writings, as Kellner points out).Kellner usefully quotes Rambam's "Thirteen Principles" discussion in his book, and tries to explain Rambam's logic. He doesn't really explain the logic behind each principle very convincingly; to do so would require a longer book with more quotes. I think I would understand Rambam better (and thus understand Kellner's discussion of Rambam better) if Kellner had done so.But Kellner does explain in a general way why Rambam believed that failure to know of the principles was so harmful. First, Rambam relied on a vague passage in Habbakuk about the righteous "living by their faith" to support his view that incorrect views deprived one of "life" in the world to come. Second, Rambam interpreted a passage on the Talmud about the world to come (a passage which refers to the righteous "enjoying the radiance of the divine presence") as meaning that they "enjoy what they know of the Creator". It followed (according to Kellner's interpretation of Rambam) that people without philosophical knowledge had no share in the world to come - and thus that one who did not know of these principles had no life after death. (Kellner is fair-minded enough to note that other works of Rambam appear to adopt a more traditional interpretation of the afterlife). Third, Rambam believes that philosophical knowledge is what separates us from lower animals; thus, one without philosophical knowledge is in some sense not fully human.And given Rambam's emphasis on knowledge, Kellner asserts that Rambam demands actual philosophical inquiry into, and understanding of, his principles, rather than simple "belief."I think I understand why Rambam thought that holders of incorrect views were excluded from the world to come; however, it is not clear to me from Kellner's analysis why these errors were sufficiently noxious to justify stigmatizing errant Jews as "sectarians" during their lifetime. (Nor is it clear to me whether my lack of understanding is my fault, Kellner's, or Rambam's!)Kellner goes on to assert that the "Thirteen Principles" should not be considered halachically binding, since their philosophical foundations (e.g. that well-founded "knowledge" rather than mere belief is required for salvation) were not accepted by earlier tradition, by later Jews, or even in all of Rambam's works. Thus, Jews who fail to accept these principles should not be stigmatized as "heretics" based on Rambam's works.Kellner does not, however, believe that belief is completely irrelevant to determining who belongs inside the Jewish community; he does not believe there is a simple "bright line" test (though he would clearly exclude Jews for Jesus).Regardless of the merits of this book, it certainly inspired me to read other works (such as the critical book review mentioned in another review of this book).

In Must a Jew Believe Anything, author and professor Menachem Kellner discusses Maimonides' innovation of the "13 principles of faith" and the resulting introduction of dogma into Judaism during medieval times. Was there ever dogma within Judaism? Kellner states that there wasn't - although true beliefs are found within the Torah - there are no commandments requiring a person to believe a certain way. Thus, Judaism is more concerned with behavior, not what a person believes. Through Maimonides' introduction of dogma, the delineation between "who's in" and "who's out" (of the world to come) is made, and those who do not believe (whether deliberately or inadvertently) in any of the first five principles are to be considered heretics (and do not have a share in the world to come), while those who err inadvertently through unbelief (E.g. the *descendants* of Karaites) in the last eight principles are only outside the pale of the Jewish community.Given Maimonides' position and influence (and the popularity of the 13 principles) Kellner discusses the impact Maimonides has made on the Orthodox world today - specifically in relation to non-Orthodox (I.e. Conservative, Reform and other streams of Judaism) and non-religious or secular Jews - and how prominent rabbis interpret and apply Maimonides' words to those outside their communities. After reviewing contemporary responses, Kellner provides his own perspective of how we should approach those outside the Orthodox community (which if you want to know, should read this fascinating book).Overall, Must a Jew Believe Anything, is a fascinating look at the topic of the 13 principles, dogma, and the effect Maimonides' perspective has had on contemporary Orthodox Jewry. Highly recommended!
